The Main House and Garden Cottage

Our lodging accommodation ranges from one of the best suites in Springdale to the more basic Hiker's room. Due to the historic nature of our home, every room has its own character and ambience. It was not built to be an Inn/B&B, so rooms are quaint.

Behind the main house, sits the Garden Cottage overlooking the terraced gardens. The Cottage was originally built in ~1928 as one of the Zion National Park Lodge properties; it was relocated to Under The Eaves in 1989.

If you are looking for the 'hotel style' experience, sorry, we are not for you! There are no TV's or phones in the rooms, however we do offer: serenity, charm, a lovely historic home and gardens for your enjoyment.

The Sitting Room and Dining Room

The main house offers a warm or cool sitting room depending on the season. Guests may gather to get to know one another, read a book or magazine from the house collection or perhaps play cards or chess. We light the fire when it's cold in the winter.

In the sitting room and dining room, antique furniture, pine cupboards and assorted antiques, art & "knick-knacks" make the two adjoining rooms interesting places to explore. With guests from many diverse countries and locations of origin; topics of conversation range from hiking and Zion Park experiences to world politics and recipes - it really all depends upon who is staying.

At Under The Eaves Inn "Peak Season" is March 1 through November 1. Holiday periods and weekends throughout the peak season require a two night minimum stay (unless we have a one night room slot available) and are at Peak rates. All rates assume double occupancy and include a full breakfast.

Children by permission only, and when allowed must be accompanied by their parents at all times. Thank you. Check in is from 3:00pm. Please let us know in advance if you will arrive after 6:00pm so we can make "check in" arrangements. Under the Eaves Inn has a No Smoking policy. Sorry, no pets, but see the Doggy Dude Ranch for local (and very friendly) pet boarding.
