Check-In Procedure
You will receive an email and text the morning of your arrival with a key code to enter your room starting at 3pm. If arriving before 3pm, you are welcome to park in our lot and use the free town shuttle to access the park and enjoy your day in Zion. Please do not hesitate to call or text us if you have any questions.
Check-out Procedure
Checkout is by 10 am. Make sure your vehicle is out of the parking lot by this time so then next guests have the option to park early.
Breakfast
Breakfast is included with your stay. You may choose one entrée and drink at Oscar's Cafe, which is located just east of the property. Breakfast at Oscar's is generally available between 7–11 am daily. During the off-season, Oscar's may not open until 8 am.
Cancellation/Change Policy
Because we are a small inn with only eight rooms, we lose money on cancelled and modified reservations and must enforce a cancellation/change policy (per each room reserved). If you need to cancel or change your reservation for any reason, please give as much notice as possible to allow us time to re-rent the room.
Direct Bookings via our Website
All cancellations or changes are subject to a $45 cancellation administration fee.
Prior to 14 days: If cancellations are made 14 days prior to your arrival date, your deposit will be refunded (less a $45 per room cancellation fee).
Within 14 days: If cancellations are made fewer than 14 days prior to your arrival date, you are not guaranteed any refund. We will try our best to re-rent your room(s) and refund a portion of the money back to you. Since last-minute bookings are discounted, a full refund is not possible. We do offer trip insurance if you are concerned you may need to cancel. This must be purchased at the time of booking.
Third-party bookings (e.g., Airbnb, Expedia, Booking)

Deposits
To confirm your reservation, a one night deposit (per room) plus tax is required. The balance of your reservation is due two weeks prior to your arrival and will be charged to your card on file.
Parking
Parking in Springdale is a precious commodity. We have one parking spot available per room. If you bring two cars, you will need to park one in Springdale's paid parking on Lion Boulevard. On the day of your arrival, you can park in our lot starting at 10 am and use the free shuttle to enjoy Zion during the day while we get your room ready. A parking pass can be obtained in the office and must be displayed on the vehicle dashboard throughout your entire stay. On the day of your departure, please be considerate to the next guests and have your car out by 10 am. If you stay parked after 10 am, a $50 fee will be applied to your reservation. Any car left past 3 pm will be subject to tow at owner's expense. No campers or trailers please.
Office
A small office located next to the parking lot is available 24/7. It contains a refrigerator/freezer, ice maker, microwave, and Keurig coffee maker. Please label your food and drinks with your room number and date of departure.
Smoking
Sorry, NO SMOKING in rooms, individual patios, parking lot, or common courtyard/lawn areas.
Room Capacity
All rooms, with the exception of the Eaves Suite and Sandstone Suite, have a maximum capacity of two persons. If more than two people arrive for a room greater than the capacity limit, you will be responsible for the full payment and the additional party will be denied lodging.
Well behaved children 8 years of age and older are welcome, please call to make arrangements.
Pets
No pets allowed.
We do not have any TVs. The surrounding views are unparalleled and deserve your full attention. We do have a fiber optic internet line and excellent WiFi service.
